This ideally located condo features full amenities including a rooftop pool with the best views of Austin, access to a 10th-floor fitness center with Peloton Bikes, an outdoor workout area, common working and entertaining spaces, an in-unit washer and dryer, a full kitchen, and trash service.

This professionally designed condo boasts 10-foot ceilings and a modern, open layout. The floor-to-ceiling windows deliver scenic city views and gorgeous natural light. The fully equipped kitchen is stocked with everything needed to prepare meals at home and is configured with high-grade appliances and sleek stone countertops.

Amenities include a rooftop pool deck with cabanas and an entertainment area, a rooftop club room with a kitchen that can be rented for events, a fitness center, a yoga lounge, private Peloton studios, a lobby, a terrace, a grab-n-go coffee lounge, elevators, complimentary Wi-Fi, co-working spaces, bike storage, a private balcony, a 24-hour valet parking service at $40 per night with charging stations available for an extra $10 per night, and a 24/7 concierge desk. TV streaming services are available with guests’ own accounts.

Keep in mind

Smoking, fireworks, pets, and parties are not allowed. Quiet hours are from 10 pm to 7 am. Personal items should not be left on the balcony due to high winds. Additional fees may be incurred if personal items are left behind. Lighting candles inside the property is prohibited for safety reasons. The HOA has the right to remove guests from common areas and impose fines for disruptive behavior. If fines are incurred due to guest behavior, the guest will be responsible for the fines. Due to the property's downtown location, some city noise may be audible from the unit. A white noise machine is provided for comfort, and earplugs are available upon request. Valet parking is available at 48 East Avenue for $40 per day, with city street parking also available at the posted rate. EV charging stations are available at an additional $10 per night through Natiivo's valet. The height clearance for valet parking is 84 inches. The communal pool is available from 7 AM to 12 AM on the 33rd floor and is only for registered guests. No parties are allowed, and the pool should be used at your own risk as there is no lifeguard on duty. Children under 16 should be supervised at all times. No glass is allowed in and around the pool or hot tub. The pool heater may struggle to maintain temperature if it's below 45°F, and it cannot function effectively if the temperature drops below 35°F. The communal fitness center and outdoor lounge are available 24/7 on the 10th floor. Trash services include a trash room on every floor located near the elevators. The thermostat should not be set above 76°F for heating or below 68°F for cooling. To avoid overloading the system, adjust the thermostat by no more than 2 degrees per hour and keep doors and windows closed as much as possible. If you encounter any issues, contact us. The FCM Homes team will arrange a key handoff with the Natiivo Front Desk staff on your behalf. Only the primary name listed on the reservation will be authorized to receive the keys for the unit and will be asked for photo ID. Early check-in and late check-out are possible, subject to availability and with an associated fee. The primary guest must be 25 years or older and be present for the entire reservation.
